| Fitting out Period |
The fitting out period allowed depends very much upon the size of the unit. A usual period of 3 weeks to 1 month should adequately cover the time needed to finalize designs and obtain necessary approvals. Often this is done at the same time in conjunction with completing the lease documentation. To physically fit-out a typical 2,000 to 4,000 sq ft unit will take approximately between a 4 to 6 weeks period. For larger units of 10,000 sq ft and above the usual norm is about 8 to 9 weeks.

| Reinstatement Costs |
These reinstatement costs vary according to the amount of work undertaken when the tenant originally moved in. Where there have been substantial modifications to the office unit taken the costs will naturally be higher. Where a tenant takes over a fully done up fitted unit, the onus will be on him to be responsible for reinstatement and the original state of the premises should and documented. Costs usually average around $6 to $10 per sq ft.
