A Guide to Leasing - Office Fitting Out Guidelines

Analysis of Fitting Out Costs

 

The costs of fitting out a office has been greatly reduced for newer buildings in terms of replacement of ceiling boards, running network, electrical cables/outlets and nevertheless would be much cheaper for an option of taking over a suitably fitted office.


The actual cost of fitting out partitions, carpets etc can be as low as $12.00 to $20.00 per sq ft and provided there is no fitting out of additional or repositioning air-conditioning units and sprinkler heads. Some prospective tenants who are on a very strict or restrictive budget have managed to contain cost very well.

Submission of Approvals

 

The prospective or incoming tenant needs to obtain the approval of all the relevant authorities before fitting-out works can commence. Before making such application to the appropriate authorities tenants need their plans to be endorsed by the following:

The Landlord or Management Corporation Strata or Management Office of the building
The Building Architect
The Building Mechanical & Electrical Engineer
The Building Structural Engineer

Usually the prospective tenant's designer will advise on fire regulations and submit copies of the proposed fitting out works to the landlord. Major structural alterations are unlikely to be approved


Fitting out Period

 

The fitting out period allowed depends very much upon the size of the unit. A usual period of 3 weeks to 1 month should adequately cover the time needed to finalize designs and obtain necessary approvals.

Often this is done at the same time in conjunction with completing the lease documentation. To physically fit-out a typical 2,000 to 4,000 sq ft unit will take approximately between a 4 to 6 weeks period. For larger units of 10,000 sq ft and above the usual norm is about 8 to 9 weeks.

 


Reinstatement Costs

 

 

These reinstatement costs vary according to the amount of work undertaken when the tenant originally moved in. Where there have been substantial modifications to the office unit taken the costs will naturally be higher.

Where a tenant takes over a fully done up fitted unit, the onus will be on him to be responsible for reinstatement and the original state of the premises should and documented. Costs usually average around $6 to $10 per sq ft.

 


Designer's Services

 

 

Engaging the services of an experienced and capable designer could alleviate the stress and reduce the hassle . Their charges vary according to the size of the task. Often they can greatly assist with space planning as well as guide you on the work flow and usable area which could be utilise for future expansion.

They can also advice on the most suitable contractor and many offer project management services. Standard rates average around 10% of the project cost
